satisfaction guarantee of the flat fee which we received, as detailed
below:
If you decide to cancel your MLS Listing with your MLS Flat Fee
Broker and MLS list with a new Realtor® (of course, assuming you
never accepted a sales contract while mls listed thru our service),
freemlslisting.com will rebate your Prepaid Flat Fee, payable at Close-Of-Escrow
(COE), which requires a standard (this means a traditional regular commission
non-flatfee realtor) Realtor® referral agreement which freemlslisting.com
may prepare and needs to be signed by the more 'traditional' Broker
of your choice, and acceptable to all parties, including us.
(This does not apply in your case, since you will be in a different MLS and you can be listed in separate MLS's) - If you switch to a more 'traditional' type of state licensed Realtor®,
your current listing broker must cancel the listing as only one MLS
Listing is permitted by Local Association MLS Rules. Seller(s) are also responsible
to get their flat-fee agent to agree to cancel the MLS Listing before
the Realtor® Referral may be finalized and go into effect.
Seller(s)
must locate and decide which new agent/broker they wish to employ, and
then hire the traditional Realtor® and also have she/he agree to
our Realtor® Referral, and its terms.
Providing you meet all requirements outlined above, you will receive
your flat fee rebate upon the successful sale & close-of-escrow
of your property, which involved the new Realtor. The Realtor® Referral
mandates you cancelled and changed Realtors® prior to the time of
receiving an acceptable (to you) sales contract. Of course, this limited
guarantee does not assure successful sale of your property. The money-back
guarantee is a rebate upon successful sale of your property, and not
applicable if you decide to not sell and cancel, or cancel your listing
with your MLS Flat Fee Listing Broker and sell by owner (or for any
other cancellation reason), and without hiring a new realtor® acceptable
to all parties (including us).
